Kitchen Renovation: The Construction Stage

Writer's picture: GraceGrace

The construction phase of a kitchen renovation is the culmination of months of planning, design and decision-making.

This phase is where all the ideas and concepts transform from sketches and documentation into physical reality. It’s an exciting stage!

This is also, however, the stage where unexpected issues can arise and they will need to be addressed and resolved as soon as possible to avoid long delays.

At times, the design may need to be changed to accomodate specific issues if, for example, materials or products become unavailable. It can also be a challenging time for you and your family, especially if you’re living on-site during the renovation.

In this blog, I’ll walk you through what to expect during the construction phase of your kitchen renovation and how to ensure the process runs as smoothly as possible.

Pre-construction preparation

Preparation is essential. This includes finalising plans, signing contracts and confirming timelines with your builder or trade. In the Lake Macquarie and Newcastle region (and rest of Australia!) engaging licensed tradespeople is mandatory so it's essential to check their credentials to ensure they comply with state regulations.

Key steps include:

  • Permits and Approvals: Depending on the scope of your renovation, you may need council approval. This is is the case if structural changes are needed. Ensure these are all in place prior to commencing construction work.

  • Site Preparation: Clear out the kitchen area and ensure pathways are accessible for tradespeople. If possible protect adjacent rooms with drop sheets or temporary walls to minimise the spread of dust.

  • Temporary Kitchen Setup: If you’re staying at home during construction, you may like to set up a temporary kitchen space with basic essentials like a microwave, kettle, an air fryer or portable cook top.

The Demolition Stage

The first step of the construction phase is demolition. This involves removing old cabinetry, appliances and any structural elements that are going to be replaced.

Some of the materials may be salvaged by selling to recyclers or donated. This is a great way to promote sustainability and materials like wood, metal and tiles are all perfect for recycling or repurposing.

Plumbing and electrical rough-ins

Once demolition is complete, licensed plumbers and electricians can then complete the “rough-in” phase. This involves:

  • Installing new water and gas lines as per the layout.

  • Positioning electrical wiring for lighting, outlets and appliances ensuring compliance with Australian standards such as AS/NZS 3000 for electrical installations.

This stage is crucial for aligning the functionality of your kitchen with the design plan. Ensure your tradies have access to the finalised plans to avoid any miscommunication.

Structural changes and flooring

If your renovation involves structural changes such as removing walls or adding windows, this is when those adjustments take place. Your builder will also prepare the flooring to ensure it’s ready for the installation phase. In the Lake Macquarie and Newcastle region, due to the proximity to the coast, hardwood timber floors, tiles and concrete are an extremely popular option.

Cabinetry installation

Cabinetry installation is often the most visually rewarding part of the construction phase as it becomes easier to visualise the design and final result.

Cabinetry installation also includes fitting internal hardware like soft-close hinges and pull-out storage solutions.

Bench top and splash back

Once cabinetry is in place, bench tops are measured and installed. If your choice is natural or engineered stone, then a stonemason will attend your home to measure, template and install. Timber and laminate may be installed by the cabinet maker.

Splash backs are then installed once the bench tops are in place.

Plumbing, sink and dishwasher

The plumber will then return to install and attach the plumbing to the tap and dishwasher.

Appliance installation

With the foundational elements complete, appliances can now be installed. These include oven, cooktop, range hood, dishwasher and refrigerator. It’s recommended that all appliances are connected and tested by licensed professionals to meet safety standards.

MEL MAR DESIGN TIP:

When selecting your appliances look for models with high star ratings to reduce energy consumption and lower ongoing costs.

Final Touches

Painting and Lighting

Painting is typically one of the final steps in the construction phase. Whether you do this yourself or hire a professional painter, preparation is key.

Lighting installation also takes place during this stage. This will need to be carried out by a qualified electrician.

Quality Checks and Handover

One of the last few steps includes a walk through with your builder. It’s important to conduct a thorough inspection to ensure that everything meets the agreed specifications and is functioning correctly. This is your opportunity to identify any issues or request adjustments.

Once this is complete, you’ll receive the final handover. Gather the warranties and certifications for all works completed. Safely file these documents in case they’re ever required for future reference or resale purposes.

Tips for a Smooth Construction Phase

  1. Maintain Open Communication: Regular updates with your builder or project manager will help you stay informed and address any issues promptly.

  2. Be Flexible: Unexpected delays can occur due to weather, material shortages, or unforeseen structural issues. Patience and adaptability are key.

  3. Trust the Process: Renovation can be stressful, but staying focused on the end goal—your dream kitchen—can make the journey worthwhile.
